SELLER OR BUYER

  • Provide/compose Transaction Sheet (One-page document with all parties involved, contracted timeline dates and notes). Reference sheet for agent and TC. Introduction/Transaction Details email to cooperating broker agent (if applicable) and seller(s). Comply with the brokerage transaction processing system (Skyslope, PSIRgo etc.) Create email reminders for contractual contingency dates. One day reminder via email prior to contingency due date
  • Representing Seller:
  • Assist with writing and collecting seller signature(s) on listing agreement and pre-listing disclosures (if applicable)
  • Create email reminders for listing contractual dates
  • Transfer Disclosure Statement, Seller Property Questionnaire, and/or Seller Exempt Disclosure to seller for completion within 24 hours of acceptance
  • Remaining disclosures to the seller within 48 hours of acceptance (to confirm seller vesting).
  • Order Natural Hazard Disclosure and Home Warranty (per contract) Representing buyer:

  • Keep listing side on contractual contingency timeline
  • Review received seller disclosures to verify compliance/completion
  • Introduction/Transaction Details email to your client (buyer), lender, escrow and cooperating listing agent.
  • Short Sale/REO transaction will be an additional $50 Provide fully executed closing documents on USB drive and mail to seller(s)/buyer(s)

DOUBLE ENDED SALE

SELLER AND BUYER

  • Review disclosures from landlord to verify they are complete
  • Comply with the brokerage transaction processing system (Skyslope, PSIRgo etc.) Upload all documentation/communication and disclosures for broker compliance.
